It's done - £40 cheaper than they originally told me it would be an hour ago. I just spoke to a wonderfully helpful woman who liased between departments and managed to get the job sorted. Result!

We're coming out of our fixed rate and going on to base rate means lower payments - yay!
However we cannot fix our rate again as the mortgage value in their eyes is higher than the property is worth - fair enough.
The only way we can fix that is by putting about 10% of the original valuation and paying off what they see as £16,700 - hmmmm ok
Once we do that, we can fix the rate for 2 years again, but it will be higher rate from 2 years ago meaning we pay £100 per month than what we currently do - huh????
How does that make any sense?
You pay more money off so they can charge you more with a higher rate?
So much much for interest rates being their lowest ever, I think some insitutions are doing very well out of it.
And yet I can foresee the scenario ahead, if I change mortgage companies, I'll get a phone call saying 'please don't go, we'll do better than what we offered you' etc etc. Yeah well why not offer that in the first instance and cut all the crap out?

The bit I don't get is I end up paying more to them on a monthly basis if I do that whilst also commiting to staying with them for another two years.
